How we estimate tiling costs

Materials — tiles, adhesive and grout — are costed over the area plus a wastage allowance (12% by default) to cover cuts, breakages and pattern-matching. Labour is priced per m² of actual area, and costs more for walls than floors because wall tiling is slower and more fiddly to fit accurately. Tile prices vary hugely by material — budget ceramic starts from a few pounds per m², while natural stone or large-format porcelain can run well into three figures — so adjust the tile price to match what you're planning to buy. These are indicative UK figures for 2026 — always get quotes from local tilers before budgeting.
